Waterfront luxury home market
creating a million dollar market “niche”
The Kitsap Peninsula boasts more than 300 miles of beautiful saltwater shoreline — and that shoreline includes some luxury-class waterfront homes. In today’s market, “luxury” is classified as being $500,000 and up.

So, what are these local homes selling for? According to Tracy Corriveau of RE/Max Platinum Services in Kingston, within the past year, 58 waterfront homes sold in North Kitsap, priced from $502,000 to $1.1 million. Four were in the million-dollar range. Where did those four buyers come from? Two were from the Seattle area and two were from out-of-state. It’s interesting to note that three were second-home purchases.

Kim Poole, also of RE/Max in Kingston, noted that there are currently 20 waterfront homes on the market in North Kitsap ranging from $550,000 to $2.2 million, and 13 are in the million-dollar range for an average of $1.1 million.

Locally, million dollar homes have been quietly gaining in numbers and recognition, and have created their own exclusive market “niche.” Marketing this type of special product requires a targeted marketing plan, carefully designed and custom-tailored for that particular home, in order to attract waterfront buyers. The most important item in the plan is national and international exposure. Whether it’s the shores of Lake Como or Hood Canal, the Internet has become the tool of choice, and allows that exposure to be accomplished very easily.

Both Corriveau and Poole stress that if you are considering listing your waterfront home, it’s critical to engage an agent experienced in this growing market “niche,” and to review a complete market analysis that includes a custom designed marketing plan, that will give your home maximum exposure.
