Commissioners change rules
on large lot subdivisions
   The Kitsap County commissioner recently voted unanimously to approve changes in the rules governing large lot subdivisions.

The major change, which was adopted without discussion, was to require the smallest lot allowed to be five acres.

The large lot subdivision ordinance was originally developed in the late 1980s and designed to protect rural acreage. Back then, the smallest allowable lots were two and half acres, and 50 to 60 foot road right-of-ways were mandated.

In addition to the five acre size requirement, he new rules include:

• Under certain circumstances to allow roads within large lot subdivisions to be private easements.
• Allowing road widths varying between 30 and 50 feet, depending on the number of lot parcels being served.

The county is also allowed to waive certain road standards. The changes comply with Kitsap County’s recently approved comprehensive plan.
