Prudential opens commercial
and development division

   “Kitsap County is still an exciting area for many national tenants,” said Byron Harris, commercial sales manager of the newly established commercial and development division, of Prudential Northwest Real Estate. The commercial division will work out of the firm’s Silverdale office at 10356 Silverdale Way.

Harris recently attended a meeting of the International Council of Shopping Centers in Las Vegas.

“A minimum of three tenants are looking to expand into Kitsap County,” he said. “Tenants,” are national retailers looking for building sites in targeted areas, which they have already profiled as desirable trade areas.

“We work on site assemblage,” Harris said. “We try to be one-stop shopping, from identifying the sites, permitting and getting the building pad — a flat, graded, compact site — ready for construction.”

Assembling sites involves approaching individual property owners, negotiating sales and combining the properties into one commercial center. The Prudential commercial and development division is currently assembling 12 centers throughout the state, including sites in Clallam, Pierce and Mason Counties, Federal Way, Benton County and Spokane.

The Silverdale and Port Orchard branches of Prudential Northwest Real Estate, which are owned by Dave and Debbie Walden, have handled a number of major local commercial sales, including several Walgreen’s sites in Kitsap County, Fred Meyer in Port Orchard and Albertson’s and Nextel in Bremerton. However, due to workload and demands from national tenants, the branches pooled agents to form the commercial division.

The agents are Dennis Morrow, Dave Walden, Byron Harris, Mike Van Steenwyck, Mark Williamson, Tom Brandt and John Vonhof. They are assigned to projects according to their expertise. Expertise includes entitlements, involving zoning, property characteristics and environmental issues. Potential sites may include vacant buildings.
