After 50 years, Tim Ryan fills
medical facility niche in Kitsap County

Kitsap County’s healthcare needs are projected to grow at an exponential rate in the coming decade and Tim Ryan Construction (TRC) of Poulsbo will be there to help doctors meet their specialized needs for medical offices and outpatient surgery facilities.

“Medical facilities are a totally different exercise in design and construction from normal office space” states Dan Ryan, president of TRC. “We have a unique perspective when it comes to building for our medical clients, because we have a sister company, Tim Ryan Properties, that is an owner of specialized medical buildings. We know what the requirements are for medical office versus outpatient surgery, for MRI and CT installations, for the ways an exam room for an ophthalmologist differs from that of a family practitioner.”

TRC, which just celebrated its 50th anniversary as a builder in 2007, has been working on building medical facilities for over ten years. The firm’s medical clients include new builds and remodels for The Doctor’s Clinic and Harrison Medical Center, Advanced Medical Imaging, Group Health, Pacific Eyecare Center and numerous individual practices.

“Our largest project to date has been the Charles Salmon Medical Center for the Doctor’s Clinic in Silverdale, ”says Ryan. “We are also the owner of that facility and we were able to use all of our skill sets and experience to ensure that the various doctors and clinics in that building ended up happy with their individual spaces.

“For example, we can sit down with the doctors before the design is finished and give them a realistic idea of costs based on our experience as owners. We can point out where they can save money as well as any inherent problems in the design before they become real problems in the building phase.” he continues.

“The differences can be seemingly small, such as the fact that eye doctors prefer all their patient rooms to be exactly the same, with the sink and cabinets on the same side as you enter the room. This means that we can’t save on plumbing by installing common water lines and drains between pairs of rooms, since that would have half the exam rooms with a left-hand orientation.

“Family practitioners on the other hand, are a lot more flexible in that respect, but they want the doors of their exam rooms to be hinged on the opposite side from the normal so that when the door opens it does not reveal the semi-nude patient sitting on the exam table.

“Some differences are a lot more difficult to deal with,” he adds, “especially when you try to build a surgical facility into a building that was designed primarily for office use. You have to face the problem that the normal height between floors is not quite enough to accommodate all the electrical and gas lines, light supports and air handling equipment that must be centered over the operating area,” concludes Ryan, who had to deal with just such a problem on a recent project.

“We can help our clients make their projects happen, and know what the real costs will be,” Ryan says. “ We understand financing, tax consequences, permitting, design and best building methods and materials for each different type of challenge that medical facilities can represent. We negotiate most of our projects based on our reputation for integrity. Keeping our word to make our clients happy is well known in the medical community.”

To date Tim Ryan Construction has completed over 200,000 square feet of medical and dental facilities throughout Kitsap County, and Tim Ryan Properties, LP owns and leases 140,000 square feet of medical office space in Poulsbo, Silverdale and Port Orchard.
