Before you embark on any remodeling project, the National Association of Homebuilders (NAHB) suggests that you do your homework before hiring a contractor. Dont let just any contractor whose name you find in the Yellow Pages start tearing apart your home.
One of the first things to look for is membership in the local Homebuilders Association and the Certified Graduate Remodelor (CGR) designation behind the contractors name. This is your assurance that the contractor is well-trained in all phases of remodeling as well as someone who adheres to the ethical standards set by the NAHB.
Use this checklist to select a remodeler who you can trust with your most valuable asset.
- How long has he or she been in business?
- Does the contractor have a permanent business location and a good reputation with local banks and suppliers?
- Is the contractor licensed as required by the state? If so, his or her contractor registration number will appear in their ad as required by law.
- Call the local Chamber of Commerce and your local Homebuilders Association. They can alert you to any outstanding complaints.
- Does the contractor have proof of workmens compensation and general liability insurance as required by state law? If not, you may be liable for any construction-related accidents on your premises.
- Will the contractor provide you with name of previous customers? Ask if they would hire that same contractor again.
- Have you personally seen the contractors work, both completed and in progress? Check for quality of workmanship and materials.
- How easily are you able to communicate with the contractor? Misunderstandings during the course of a project can lead to serious cost overruns and delays.
- Do you feel comfortable with the contractor? Remember, you will be in close contract with him and will share your house with his crew until the project is completed.
- Will the contractor provide you with a complete and clearly written contract that spells out all the specific costs included in the project and details the cost formula for the inevitable extras.
